Graycor Construction Company has finished building Amazon’s first owner-occupied mass timber distribution centre, a 171,000-sq-ft hub on a 39-acre site in Elkhart, Indiana.

A test-bed for Amazon’s sustainability ambitions, the building has a rainwater collection system, a low-carbon concrete foundation, high-efficiency HVAC and plumbing fixtures, and energy-efficient lighting.

Amazon says it could be a template to scale globally.

“We have experimented with and implemented a lot of sustainability initiatives over the years,” said Daniel Mallory, Amazon’s vice president of global realty.

“DII5 continues that effort by taking a culmination of a lot of big ideas not just in how we operate our facilities, but in how we build them.”

Tim Hanifin, Graycor Construction’s president, said DII5 sets “a benchmark for innovative warehouse designs with sustainability features”.

“We’re proud to have woven sustainability features into the construction, demonstrating what’s possible when environmental responsibility and innovative construction come together.”

ZGF designed the building, with Atlantic AE acting as architect of record.

200 Amazon employees will work at the hub near Elkhart Municipal Airport.
